Terms of Service

1. Acceptance
By accessing or using Rentu (“the Service”), you agree to these Terms of Service. If you do not agree, do not use the Service.
2. What Rentu is — and is not
Rentu is a rent estimation tool that blends public datasets (Zillow ZORI, active rental listings, HUD Fair Market Rents) to produce indicative rent ranges for US residential properties.
Important: Rentu does not provide licensed appraisals, professional real estate advice, or legal advice. Estimates are for informational purposes only. They are not a guarantee of any rental price and should not be relied upon as the sole basis for any financial or business decision.
Rentu is not a licensed appraiser, broker, or real estate professional. We are not affiliated with Zillow Group, HUD, the US Census Bureau, or any government agency.
3. Eligibility
You must be at least 18 years old to use the Service. By using Rentu you represent that you meet this requirement and that the information you provide is accurate.
4. Accounts
You are responsible for keeping your login credentials secure. You are responsible for all activity that occurs under your account. Notify us immediately at support@rentu.xyz if you suspect unauthorised access.
We may suspend or terminate your account if you breach these Terms or if your account is used for prohibited purposes.
5. Free tier and paid plans
Free accounts receive 3 full reports per month (plus a one-time 3-report bonus in the calendar month you sign up), resetting on the 1st of each month (UTC). The free tier does not include AI follow-up questions, PDF export, or Excel export.
Paid plans (Plus and Pro) provide additional reports, AI questions per report, and export features as described on our Pricing page. Plan limits and prices may change; we will give at least 30 days notice of any material change to paid plan pricing.
6. Payments, billing, and refunds
Paid subscriptions are billed in advance, monthly or annually, via Stripe. By subscribing you authorise us to charge your payment method on a recurring basis until you cancel.
Refund policy: We do not offer refunds for the current billing period once payment has been processed. Cancelling a subscription stops the next renewal; you retain access to paid features until the end of the period you have already paid for. For exceptional circumstances (e.g. accidental double charge), contact support@rentu.xyz within 7 days of the charge.

7. Acceptable use
You agree not to:
- Use the Service to discriminate in housing on any protected characteristic
- Automate access or scrape the Service without a written commercial agreement
- Resell, sublicense, or redistribute Rentu estimates or data without permission
- Use the Service for any unlawful purpose
- Attempt to circumvent usage limits or access controls
- Introduce malware or attempt to interfere with the Service's operation
8. Intellectual property
The Rentu name, logo, and all original content on this site are our property. The underlying datasets (ZORI, HUD FMR, rental listings) belong to their respective owners and are used under their respective terms of use.
You retain ownership of any data you submit (addresses, property details). By submitting data, you grant us a limited licence to process and store it to provide the Service.
9. Disclaimer of warranties
THE SERVICE IS PROVIDED “AS IS” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR ACCURACY. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE.
10. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, RENTU AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM, OR $100, WHICHEVER IS GREATER.
11. Privacy
Our Privacy Policy describes how we collect, use, and protect your data and is incorporated into these Terms by reference.
12. Changes to these Terms
We may update these Terms at any time. If we make material changes, we will update the date at the top of this page and notify active paying subscribers by email at least 14 days before changes take effect. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

14. Governing law and disputes
These Terms are governed by the laws of the United Mexican States. Any dispute arising from these Terms shall first be subject to good-faith negotiation between the parties. If unresolved within 30 days, disputes shall be submitted to the competent courts of Huixquilucan, Estado de México, Mexico, which the parties hereby accept as the exclusive jurisdiction.
