Terms of Service

By accessing or using Rentu (the “Service”), you agree to these Terms of Service and to our Privacy Policy, which is incorporated here by reference. If you do not agree, do not use the Service.

You must be at least 18 years old and able to form a binding contract to use the Service. By using Rentu you represent that you meet this requirement and that the information you provide is accurate.

Rentu is an online tool that blends third-party market datasets (including Zillow ZORI, active rental listings, and HUD Fair Market Rents) to produce indicative rent ranges for US residential property, with an optional AI assistant for follow-up questions about a report.

Rentu provides modeled market estimates for informational purposes only. They are not financial, investment, legal, tax, or professional real-estate advice.

A Rentu estimate is not a USPAP appraisal and is not a substitute for a valuation by a licensed appraiser, broker, or lender. We are not a licensed appraiser or real-estate professional, and we are not affiliated with Zillow Group, HUD, the US Census Bureau, Rentcast, or any government agency.

We make no warranty as to the accuracy of any estimate. Estimates are derived from public and aggregate data that may be incomplete, out of date, or wrong, and they may not reflect the rent actually achievable for any property. You use Rentu, and rely on its outputs, entirely at your own risk and should independently verify any figure before acting on it.

Rentu provides informational market estimates derived from public and aggregate data. You agree that you will not use the Service, its estimates, or its data to coordinate, align, or fix rents among competing landlords or property owners, nor as an automated rent-setting mechanism that sets or recommends a specific rent for units you control in a way that substitutes for your own independent judgment. Rentu is a reference tool, not a pricing cartel or an automated revenue-management system.

Rentu is not for evaluating, screening, or making decisions about individual rental applicants, tenants, or any consumer. Rentu is not a consumer reporting agency, and its outputs are not consumer reports under the US Fair Credit Reporting Act (FCRA) or any similar law. You may not use the Service for any purpose covered by the FCRA, including tenant screening, employment, or credit decisions.

You are responsible for keeping your sign-in secure and for all activity under your account. Tell us immediately at support@rentu.xyz if you suspect unauthorised access. We may suspend or terminate accounts that breach these Terms or are used for prohibited purposes.

You agree not to:

• Use the Service to discriminate in housing on any characteristic protected by law;
• Scrape, crawl, or automate access without our written permission;
• Resell, sublicense, or redistribute Rentu estimates or data without permission;
• Use the Service for any unlawful purpose, or in breach of sections 5 or 6 above;
• Circumvent usage limits, access controls, or security measures;
• Introduce malware or interfere with the operation or integrity of the Service.

You retain ownership of the content you submit (addresses, property details, chat messages, and any brand logo you upload). By submitting content, you grant us a limited, worldwide, royalty-free licence to host, process, and display it solely to provide the Service to you.

If you upload a brand logo for branded exports, you represent and warrant that you own it or are licensed to use it, and that displaying it does not infringe anyone's rights. You grant Rentu a limited licence to display that logo on reports generated under your account. You are responsible for the content you upload, and you agree not to upload anything unlawful or infringing.

The Rentu name, logo, software, and original content are owned by us or our licensors and are protected by intellectual-property laws. The underlying datasets (Zillow ZORI, HUD SAFMR, US Census ACS, and Rentcast listings) belong to their respective owners and are used subject to their respective terms. Rentu is an independent product and is not endorsed by, or affiliated with, any of those providers.

Free accounts receive a limited number of reports per month as described on our Pricing page. Paid plans (Plus and Pro) add more reports, AI questions, and export features. Plan limits and prices may change; we will give at least 30 days' notice of any material change to paid-plan pricing.

Paid subscriptions are sold and processed by Polar, which acts as our Merchant of Record. Your purchase is also subject to Polar's terms. Subscriptions are billed in advance, monthly or annually, and renew automatically until cancelled. You can manage, upgrade, or cancel your plan, and access the customer portal, from Settings → Manage plan.

Cancelling stops the next renewal; you keep paid features until the end of the period you have already paid for. Refunds and cancellation are covered in our Refund & Cancellation Policy.

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ANY ESTIMATE WILL BE ACCURATE.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTU AND ITS OPERATOR SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, OR DATA, ARISING FROM YOUR USE OF (OR INABILITY TO USE) THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SERVICE SHALL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR US$100.

You agree to indemnify and hold harmless Rentu and its operator from any claims, losses, or expenses (including reasonable legal fees) arising from your misuse of the Service, your content (including uploaded logos), or your breach of these Terms or of applicable law.

You may stop using the Service and delete your account at any time from Settings. We may suspend or terminate your access if you breach these Terms or use the Service unlawfully. Sections that by their nature should survive termination (including 4, 6, 9–14, and 16) will survive.

These Terms are governed by the laws of the United Mexican States, without regard to conflict-of-laws rules. Any dispute arising from these Terms shall first be subject to good-faith negotiation. If unresolved within 30 days, it shall be submitted to the competent courts of Huixquilucan, Estado de México, Mexico, which the parties accept as the exclusive jurisdiction, except where mandatory consumer-protection law in your country of residence gives you the right to bring proceedings locally.

We may update these Terms from time to time. If we make material changes, we will update the date at the top of this page and, for active paying subscribers, give notice by email at least 14 days before the changes take effect. Continued use after that constitutes acceptance.

The Service is operated by Sebastian Esteban Ferrero, an individual operating as a persona física under Mexican law, from Mexico. Correspondence address: Huixquilucan, Estado de México, México.
